Vinyl, stucco and board-and-batten get the same soft wash
House washing in Leland averages about $150 for a smaller home and $275 for a medium-sized one. We soft wash every house: a cleaning solution goes on at low pressure, kills the algae and mildew, and comes off with a gentle rinse. High pressure can crack vinyl, force water behind the walls and damage paint, so we never point a pressure washer at a house.
Our Leland photos show why one method fits all of it: algae on white board-and-batten in Compass Pointe, a stucco front with columns in Brunswick Forest, and green on the fascia and eaves of a vinyl home.
More than the walls
A Leland house wash often covers more than siding. Our records include pergolas, gutters and soffits, and one job where we also washed the patio furniture, rugs and cushions. Seventeen of our 37 Leland house washes were booked together with window cleaning, which takes 20% off the whole bill.
Before we start
We wet your plants before the solution goes on and rinse them again when we finish, tape the outdoor outlets, and move what sits against the walls. You do not need to be home. Most of our Leland house washes happen between March and September.

What it costs
About $150 for a smaller home, $275 for a medium-sized home and $400 or more for a larger one, the same as everywhere we work. Oxidation, rust and iron stains need their own treatment, and we quote that separately if we see it. Full details are on the pricing page.
